How Do Lenders Calculate Borrowing Capacity?
Every lender has a unique set of policies which determine how they assess and calculate an individuals borrowing capacity. In general the principles are the same – lenders will look at your overall net income and then subtract any liabilities and declared living expenses to determine the excess cash flow available. From here the lender will use a variety of means to determine how much that excess cash flow can be used to support any new/further debt.
